We're thrilled to welcome Denny Breyer to RE/MAX Professionals!

Denny has been a full-time licensed REALTOR since 2011, when he retired from a long career in the grocery industry. He started his career off with a bang, winning Rookie of the Year in 2012. 

Denny is a resident of Stillwater, where he lives with his wife, Mary. He excited about the new RE/MAX Professionals office opening in Downtown Stillwater this spring! Smart, competitive pricing is essential. When you price too high, your home stays on the market longer, prolonging the process and increasing your expenses along the way.

Home Seller Mistake No. 1: Pricing Too High

"I can always lower the price later if I don't get any offers."

That statement costs home sellers millions of dollars every year.

Yes, you can always lower your asking price, but that's not a good strategy. Time and time again, experience shows that sellers who list competitively from the start get a better price than sellers who list high and then go lower and lower.

Why? Psychology.

When you price too high, here's what buyers think:

"Wow, three price cuts in the last four months… There must be something wrong with that house."

"With all the price cuts on this house, the sellers must be desperate. Let's offer them far below what they're asking and see if they bite."

Sound Pricing Strategies

A far smarter approach is to find a knowledgeable agent who understands the local market and then work together on setting the right price. A good agent can help you avoid the overpricing trap.

An experienced agent will help set the right price for your home by considering the following:


Similar homes, via a Comparative Market Analysis (CMA): Your agent will provide a professional analysis that goes deep into stats about recent sales and current listings similar to your home in size, age, condition and features. Sales within the past six months are especially relevant.

General market conditions: Is it a seller's market or a buyer's market in your community? It's important to note that what's happening nationally may not reflect local conditions. Your agent can explain the difference and clear up any misconceptions you may have.

With a planned opening of March 2015, we wanted to share an update of where we're at with the Downtown Stillwater office.

Great progress has been made and we'd like to thank Mason Home Company and Houses to Homes Restoration for their amazing work on this project. They just happen to be two very talented associates in our office and it would not have come together like this without their expertise!

The journey started out with us looking at several spaces Downtown Stillwater. We wanted just the right spot for our clients and associates. We visited Stillwater Mills and were thrilled about the opportunity to make it exactly what we had envisioned for our newest office.

 

The office was a complete shell, so concrete needed to poured for the flooring. From there, the framing could be completed. It was rewarding to see the layout come together - you could really get a feel for the space.

 

 

Of course, we needed a cohesive design, building upon the charm of Downtown Stillwater. That's where Houses to Homes came in. We just loved the elements she brought in!

Our temporary signs went up as quickly as possible - letting the community know we are coming to town. This is a view of the conference room - one of our favorite spots of the office.

 

 

Careful planning went into the data and electrical, which had to be run next, before the sheetrock could be hung. This is an open area within the office where we will have a meeting space for associates and their clients to meet. 

 

Painting was done next - it is a beautiful soft grey color and we have an accent wall in RE/MAX Red of course!

 

         

 

We couldn't be Downtown Stillwater without enhancing our office with the charm of the city. Wood panels were stained to give a rustic feel and will be placed on the main wall in our conference room, along with the front reception desk. The glass walls in the conference room are going to let the natural light flow into the office. It's going to be a great place to close on your next home! 

 

We're expecting to be done with the build-out in the next three weeks and are on-target for a early March opening. We'll be having a grand opening and ribbon cutting in the weeks to follow and will be sure to announce when that is. Stay tuned for more pictures as we complete the space!
