In the Twin Cities region, more millennials and first-time home buyers in 2018 will feel the squeeze of low inventory and rising prices from over the last year. These buyers, who typically want an affordable home priced at $300,000 or less, now have fewer options.

As home prices continue to rise, larger, move-in ready properties are edging out of the first-time buyer's price range. Baby boomers, who are often the ones selling the homes that first-time buyers are seeking, are staying put longer due to lack of affordable new development in the condo and town home market.

Non-traditional neighborhoods and first and second ring suburbs – such as Richfield, Robbinsdale and Columbia Heights – are seeing increased activity as buyers expand their search area to find a home that fits their budget.

When building new, it can be fun to incorporate some of the latest design trends. One trend for 2017 homes is reclaimed wood. Reclaimed wood has become extremely popular over the past few years, in everything from furniture to decor.

2016 was a record year for RE/MAX Professionals and we had a great time celebrating at our annual Holiday Party & Awards Celebration. The brokerage was named one of the top 30 brokerages in the Twin Cities, based on units sold. The total number of transactions were up 11.3% in the past year. Total volume increased 25.6% to $132 million over the past year, and our per agent productivity increased to 19 transactions. This led to RE/MAX Professionals being ranked #4 RE/MAX brokerage in Minnesota based on units sold.

RE/MAX Professionals could not have done it without our outstanding associates. RE/MAX Professionals inducted a total of 8 members into the Executive Club in 2016. The Executive Club level is the sixth highest international honor for sales in a single year. Only 20% of more than 1,700 RE/MAX INTEGRA, Midwest associates in Minnesota achieved the Executive Club level in 2016. The recipients were Perry Abel, Andy Calton, Brittney Dahl, Elisa Eesley, Charlene Foltz, Dan Harrison, Tony Khambata, and Jeff Nivala Jr.

RE/MAX Professionals inducted a total of 8 members into the 100% Club in 2016. The 100% Club level is the fifth highest international honor for sales in a single year. Only 30% of more than 1,700 RE/MAX INTEGRA, Midwest associates in Minnesota achieved the 100% Club level in 2016. The recipients were Caroline Anderson, Anne Clancy, Justin Culley, Justin Fox, Hollie Hernandez, Aundrea Paskett, and Amy Zuccone.

RE/MAX Professionals inducted a total of 3 members into the Platinum Club in 2016. The Platinum Club level is the fourth highest international honor for sales in a single year. Only 9% of more than 1,700 RE/MAX INTEGRA, Midwest associates in Minnesota achieved the Platinum Club level in 2016.  The recipients were Jonathan Lindstrom, Thad Rich, and Mike Vizenor.

RE/MAX Professionals inducted 1 member into the Chairman's Club in 2016. The Chairman's Club is the third highest international honor for sales in a single year. Only 1% of more than 1,700 RE/MAX INTEGRA Midwest associates in Minnesota achieved the Chairman's Club level in 2016. Our very own Mark Mason was the recipient of this award in 2016. 

In addition to being named into the Chairman's Club, Mark Mason was also inducted into the Hall of Fame in 2016, a significant milestone based on sales volume with RE/MAX. The Mason Team was awarded the top team at RE/MAX Professionals in transactions, completing 90 transactions in 2016.

Anne Clancy was awarded the On Fire award which is awarded to the individual or team that had the largest increase in production over the year prior. Anne had a 109.6% increase in volume for a total of 9 million in production.

Brittney Dahl was also presented with the On Fire award for the largest increase in transactions over the year prior. Brittney had an 85.7% increase in transactions.

Thad Rich was named the #1 individual agent at RE/MAX Professionals in volume and transactions with 12.1 million in volume and 43 transactions.

The Jonathan Lindstrom Real Estate Group was named the #1 team in Volume with 22.3 million in sales volume.

The results of the latest Rent vs. Buy Report from Trulia show that homeownership remains cheaper than renting with a traditional 30-year fixed rate mortgage in the 100 largest metro areas in the United States.

The updated numbers actually show that the range is an average of 17.4% less expensive in Honolulu (HI), all the way up to 53.2% less expensive in Miami & West Palm Beach (FL), and 37.7% nationwide!


Other interesting findings in the report include:

  • Interest rates have remained low, and even though home prices have appreciated around the country, they haven't greatly outpaced rental appreciation.
  • Home prices would have to appreciate by a range of over 23% in Honolulu (HI), up to over 45% in Ventura County (CA), to reach the tipping point of renting being less expensive than buying.
  • Nationally, rates would have to reach 9.1%, a 145% increase over today's average of 3.7%, for renting to be cheaper than buying. Rates haven't been that high since January of 1995, according to Freddie Mac.
