RE/MAX Professionals franchise owners Justin & Sonya Fox purchased the historical William Sauntry mansion for their real estate business in September of 2021 and recently completed renovations. The William Sauntry Mansion was built in 1881 by lumber-baron William Sauntry and is currently listed on the National Register of Historic Places.

"This was quite an undertaking with a lot of moving parts," said Justin Fox. "We are grateful to the sellers, Mr. and Mrs. Lynum, the City of Stillwater and the community for seeing our vision for this property. We look forward to being both great stewards of this historic landmark and great community partners."

The property was zoned two-family residential and had previously been operating as a Bed & Breakfast under a conditional use permit. For the property to be used as a commercial office, the Fox's company 626 4th, LLC engaged an attorney to draft a zoning ordinance text amendment, which the City of Stillwater adopted in July of 2021. The law now allows a Historic Preservation Use Variance to be proposed for properties listed on the National Register of Historic Places. The Historic Preservation Use Variance for the Sauntry Mansion was approved by Stillwater's Historic Preservation Commission, in July of 2021.

RE/MAX Professionals has had a location in Stillwater since 2015.  They have 16 fully equipped agents in Stillwater ready to help you make the best and most informed decisions with regards to your real estate transactions.

Stillwater, Minn. – September 22, 2021 – Justin and Sonya Fox, owners of local real estate franchise, RE/MAX Professionals, are thrilled to announce their purchase of the historic William Sauntry Mansion. Their company 626 4th, LLC closed the purchase on September 22, 2021. The previous owners will remain in the property until mid-October. The conversion of the current Bed & Breakfast to a real estate office for RE/MAX Professionals' associates will begin thereafter.

"As a company, we have been very involved in the Stillwater community since we opened our office on Main Street in 2015. We sponsor area Chamber of Commerce events including last year's inaugural Fire & Ice Winter Social, Hometown for the Holidays, Stillwater's Lumberjack Days, Summer Tuesdays and more," said Sonya Fox. "We are committed to this community and are thrilled to be able to invest in its history, preserving and maintaining this iconic property."

The William Sauntry Mansion was built in 1881 by lumber-baron William Sauntry and is currently listed on the National Register of Historic Places. It has been meticulously restored and maintained by the former owners, Thomas and Sandra Lynum, who have owned the Mansion since 1999.

The property was zoned two-family residential and has been operating as a Bed & Breakfast under a conditional use permit. For the property to be used as a commercial office, the Fox's company 626 4th, LLC engaged an attorney from Larkin Hoffman to draft a zoning ordinance text amendment, which the City of Stillwater adopted in July. This new law allows a Historic Preservation Use Variance to be proposed for properties listed on the National Register of Historic Places. The Historic Preservation Use Variance for the Sauntry Mansion was approved by Stillwater's Historic Preservation Commission, in July.

Once renovations are complete, including ADA accessibility improvements and installation of a fire suppression system, the 7,000+ square foot property will offer five executive office suites, complete with gas fireplaces and private restrooms, a gourmet commercial kitchen, off-street parking, conference room and private meeting areas. The property also features beautiful gardens, a fountain and wrap-around veranda. Renovations will be completed by the end of this year and the new office will open in January 2022.

"We know how successful real estate professionals conduct their business and we are extremely excited to offer this property as a space for our Professionals to meet clients, network and be productive," added Sonya Fox.

Here are the updated market statistics for December, 2014.

Smart, competitive pricing is essential. When you price too high, your home stays on the market longer, prolonging the process and increasing your expenses along the way.

Home Seller Mistake No. 1: Pricing Too High

"I can always lower the price later if I don't get any offers."

That statement costs home sellers millions of dollars every year.

Yes, you can always lower your asking price, but that's not a good strategy. Time and time again, experience shows that sellers who list competitively from the start get a better price than sellers who list high and then go lower and lower.

Why? Psychology.

When you price too high, here's what buyers think:

"Wow, three price cuts in the last four months… There must be something wrong with that house."

"With all the price cuts on this house, the sellers must be desperate. Let's offer them far below what they're asking and see if they bite."

Sound Pricing Strategies

A far smarter approach is to find a knowledgeable agent who understands the local market and then work together on setting the right price. A good agent can help you avoid the overpricing trap.

An experienced agent will help set the right price for your home by considering the following:

Similar homes, via a Comparative Market Analysis (CMA): Your agent will provide a professional analysis that goes deep into stats about recent sales and current listings similar to your home in size, age, condition and features. Sales within the past six months are especially relevant.

General market conditions: Is it a seller's market or a buyer's market in your community? It's important to note that what's happening nationally may not reflect local conditions. Your agent can explain the difference and clear up any misconceptions you may have.

With a planned opening of March 2015, we wanted to share an update of where we're at with the Downtown Stillwater office.

Great progress has been made and we'd like to thank Mason Home Company and Houses to Homes Restoration for their amazing work on this project. They just happen to be two very talented associates in our office and it would not have come together like this without their expertise!

The journey started out with us looking at several spaces Downtown Stillwater. We wanted just the right spot for our clients and associates. We visited Stillwater Mills and were thrilled about the opportunity to make it exactly what we had envisioned for our newest office.

The office was a complete shell, so concrete needed to poured for the flooring. From there, the framing could be completed. It was rewarding to see the layout come together - you could really get a feel for the space.

Of course, we needed a cohesive design, building upon the charm of Downtown Stillwater. That's where Houses to Homes came in. We just loved the elements she brought in!

Our temporary signs went up as quickly as possible - letting the community know we are coming to town. This is a view of the conference room - one of our favorite spots of the office.

Careful planning went into the data and electrical, which had to be run next, before the sheetrock could be hung. This is an open area within the office where we will have a meeting space for associates and their clients to meet.

Painting was done next - it is a beautiful soft grey color and we have an accent wall in RE/MAX Red of course!

We couldn't be Downtown Stillwater without enhancing our office with the charm of the city. Wood panels were stained to give a rustic feel and will be placed on the main wall in our conference room, along with the front reception desk. The glass walls in the conference room are going to let the natural light flow into the office. It's going to be a great place to close on your next home!

We're expecting to be done with the build-out in the next three weeks and are on-target for a early March opening. We'll be having a grand opening and ribbon cutting in the weeks to follow and will be sure to announce when that is. Stay tuned for more pictures as we complete the space!
